2024 Historic Ithaca PRESERVATION AWARDS Winner - The DEAN
Every year Historic Ithaca, Inc. presents awards for sensitive restoration and preservation projects within Tompkins County. Any preservation, restoration, rehabilitation, or adaptive reuse project completed within the past two years may be nominated for an award.
Nominations will be reviewed by a panel of preservation professionals and awards made based on such considerations as:
the importance of the project to the long-term preservation of the building;
adherence to basic preservation principles as outlined in the Secretary of the Interior’s Standards for Rehabilitation;
and the impact, or potential impact, of the project on the surrounding community.
A big congratulations to Travis Hyde Properties, Hayes Strategy, Purcell Construction, Taitem Engineering, Kyi Gyaw Interiors, and Mary Beth Inhken for the incredible adaptive reuse of the former Gateway Plaza office building into The Dean, a 46-unit luxury apartment building!
Originally built in 1924-25 as a movers and storage warehouse, this historic structure has gone through several transformations. In the wake of the COVID-19 pandemic, Frost Travis reimagined the space yet again, transforming it from office space into modern residential apartments.
This stunning project includes:
- Exposed original concrete mushroom columns and concrete floors/ceilings, highlighting the industrial charm of the building
- A new all-electric heat pump system for efficient heating and cooling
- Art deco-inspired interiors to reflect the building's 1920s origins
- Fantastic amenities: a gym, rooftop terrace, community room, and a restaurant at street level
This adaptive reuse preserves the historic character of the building while breathing new life into downtown Ithaca. Congratulations on the incredible transformation of this iconic building that now offers a modern, luxury living experience!
